It is a legal requirement for all landlords to have a valid EPC for their property before it can be let. It must be available prior to marketing and failure to provide one could result in a fine.
An EPC gives prospective tenants information on the property’s energy efficiency, the carbon emissions of the building and typical energy costs. Rated A (most efficient) to G (least efficient), is valid for 10 years and it can be used for multiple tenancies within that period. An accredited assessor needs to carry out the assessment.

It is a legal requirement for all landlords to provide their tenants with a Gas Safety Certificate at the start of a tenancy and it must be renewed every 12 months.
By law you must repair and maintain gas pipework, flues and appliances annually and show that they have been checked and tested by a Gas Safe Registered engineer. It is imperative that landlords provide their tenants with a valid Gas Safety Certificate, failure to do so could result in prosecution.
If your gas safety certificate has expired or is due to expire Willow Letting can arrange for a registered engineer to complete a new certificate on your behalf.
On completion the certificate will explain what checks have been carried out, any remedial work required or completed, that it meets the correct safety standards and when it needs to be renewed and serviced again.
