Renting out a property? Get an EPC from us!

It is a legal requirement for all landlords to have a valid EPC for their property before it can be let. It must be available prior to marketing and failure to provide one could result in a fine.

An EPC gives prospective tenants information on the property’s energy efficiency, the carbon emissions of the building and typical energy costs. Rated A (most efficient) to G (least efficient), is valid for 10 years and it can be used for multiple tenancies within that period. An accredited assessor needs to carry out the assessment.

Willow Letting are able to arrange for an EPC to be carried out on your behalf at a very competitive price.

For more information regarding EPCs or to instruct us to make the necessary arrangements, call 0117 911 2022 or email office@willowletting.co.uk today.

Landlord gas safety responsibilities - Gas Safety Certificate

It is a legal requirement for all landlords to provide their tenants with a Gas Safety Certificate at the start of a tenancy and it must be renewed every 12 months.

By law you must repair and maintain gas pipework, flues and appliances annually and show that they have been checked and tested by a Gas Safe Registered engineer. It is imperative that landlords provide their tenants with a valid Gas Safety Certificate, failure to do so could result in prosecution.

If your gas safety certificate has expired or is due to expire Willow Letting can arrange for a registered engineer to complete a new certificate on your behalf.

On completion the certificate will explain what checks have been carried out, any remedial work required or completed, that it meets the correct safety standards and when it needs to be renewed and serviced again.

For more information regarding landlord gas safety requirements or to instruct us to make the necessary arrangements for gas safety checks or testing at your property, call 0117 911 2022 or email office@willowletting.co.uk today.

Every rental property will require some form of maintenance from time to time.

Keeping your property well maintained and in good condition helps it to keep its value. It also increases tenant satisfaction and gives your tenant a safe, habitable living environment - which they’re entitled to by law.

Being a landlord comes with several responsibilities. You need to ensure that your property is safe, is in good condition and without any ‘category hazards’. In simple terms this means that as a landlord you are responsible for keeping in good repair:

  • The structure and exterior of the property (the walls, roof, foundations, drains, guttering and external pipes, windows and external doors)
  • Water, gas and electricity supply installations and sanitation (Basins, sinks, baths, toilets and their pipework)
  • Water and gas pipes, electrical wiring, water tanks, boilers, radiators, gas fires, fitted electric fires or fitted heaters.

When a tenant reports a maintenance problem they usually expect a quick response. As a landlord you will also want to protect your investment and know that it is being looked after properly. At Willow Letting we know how hard it is to find good, reliable, trustworthy and reasonably priced maintenance personnel. We have a team of professional tradesman on hand to cover all aspects of property maintenance and so can resolve any problems quickly and efficiently at a very competitive price if the need arises.
